Short Sales: Are You Sure Your Agent Knows What They Are Doing?
by Darlene Hutton on April 20, 2012Short sales are here and are here to stay. And with the rise of them, it is now more important than ever to hire a trusted real estate professional who has experience with short sales. Now when I say experience, I don’t just mean 1 or 2 under their belt. I am talking about a real estate agent that specializes in short sales.
Short sales get a bad rap for how long they take, the banks’ response time, losing buyers because of the time, bad negotiations and on and on and on. Agents that specialize in short sales can get them over and done with usually within in 60- 90 says and sometimes even sooner if all parties are in agreement with all the terms.
When looking to hire a short sale agent you need to look at the following:
1. How many short sales have they done
2. What is their success rate in taking short sales and closing them
3. Testimonials from past clients and bank representatives
4. How long have they been a real estate agent
5. How much help or do they have a team in place to assist with short sales as they are VERY time consuming
The answers to these questions should be a real estate agent who has several years of experience, has successfully closed over 10 or more short sales in less than 90 days, will have testimonials from buyers, sellers and bank representatives, and has at least 1 person, besides themselves, able to service the short sale for you along with them.
If you feel confident with your real estate agent, then you can proceed. If you are looking to sell your home in a short sale or buy a home in a short sale, my team and I have a 100% success rate and I have been a real estate agent for over 10 years and would love to help you. I would be happy to answer any questions you may have.
